Management Services Provided
  1. Pride and concern when taking care of your property--as if it were our own.
  2. No listing agent brokerage fees or commissions to lease the property.
  3. No management fees collected while the property is vacant
  4. No management fees for eviction (owner pays attorney fees, small fee if court appearance as owner’s agent required).
  5. Complete screening of the applicant, including a check of court dockets to ensure the applicant has never been evicted.
  6. Extensive credit check on tenant.
  7. Extensive investigation of tenant.
  8. Extensive written report on condition of property upon move-in, video provided.
  9. Extensive written report on condition of property after tenant vacates property, video provided.
  10. Regular periodic inspections of exterior of property.
  11. Make and/or arrange for services and repairs/property maintenance.
  12. Collect rent and provide monthly accounting to owner.
  13. Pay all services (gardening, pool, etc.) for owner.
  14. Pay mortgage payments.
  15. Pay property taxes.
  16. Pay insurance premiums.
  17. Pay homeowner’s fees.
  18. Make insurance claims, if necessary.
  19. Regular market surveys to insure maximum rental income.
  20. Prompt 24-hour response.
  21. Diverse resource base of professional tradespeople working at discounted commercial rates.
  22. No origination or set-up fee (some companies are as high as $500.00).
  23. Easy Exit Agreement so that you may cancel any time with 30-day notice.
  24. Malpractice Insurance and Fireman’s Fund, $1,000,000.00 (available upon request).
  25. Enthusiastic, professional, detailed, fair, honest and very knowledgeable of the rental and real estate market.
  26. Management Fee: 10% of the monthly rental amount (minimum of $100.00 per month).
